PRE-PURCHASE HOME INSPECTION
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.
PRE-LISTING HOME INSPECTION
Listing inspections are very good for home salers who may not be in tune with the "functional conditions" of their home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market in the idea way to identify and either repair or disclose the issues found in the Inspection Report. Obviously repairing the items would be most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often produce a higher net sale price for the owner.
NEW CONSTRUCTION INSPECTION
New construction inspections are performed in phases or at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before you final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you.
PRE-WARRANTY INSPECTION
Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a computer generated report at the end of the inspection.
COMMERCIAL INSPECTION
We address the unique needs of commercial building inspections. We cover everything from individual rooms and offices to the parking garage. This inspection can be a non-evasive inspection like our home inspection or it can be a detailed system inspection. Knowing the condition of a building will allow you to more accurately budget for future expenditures.

FOUR POINT INSPECTION
Insurance companies have become increasingly reluctant to issue coverage on older homes and commercial properties. To assist them in their decision making for insurance policies they obtain an inspection. In order to make this process quick and efficient EBI provides a four point inspection consisting of the following:

FORECLOSURE INSPECTION
So, you want to buy a house cheap, and you look to the foreclosure market.
Considering the over-abundance of these properties and just how little many of
them are going for, atempting to jump on the bandwagon and buy up. And it
may pay off as a long-term investment. But, like any other major purchase, you
should know as much as you can about a property before you buy it, which is why
home inspections, performed by certified inspectors, are necessary.
You should always get a home inspection before buying a property, especially
when you âre buying a bank-owned foreclosure. In such cases, it may be
impossible to find out how well the home was cared for, or whether major damage
was done right before the past owners left the property. Ask the bank how much
time you have after your initial offer to have an inspection performed, and
schedule one immediately. If it goes well, you all enter into the deal with peace
of mind and a better idea of what repairs you�ll have to deal with. That alone
is worth the price of an inspection. If the inspection reveals
a costly disaster, you can back out of the deal and save tens or even hundreds
of thousands of dollars.

RADON TEST
Radon is a radioactive element that is part of the radioactive decay chain of naturally occurring uranium in soil. You can't see radon. You can't smell radon and you can't taste radon. Radon's adverse health effect, lung cancer, is usually not produced immediately. Thus you may be exposed to radon for many years without ever suspecting its presence in your home. While scientists can estimate the approximate lung cancer deaths per 1000 people, no single individual's risk can be estimated. Testing is relatively inexpensive, easy and is the only way to know whether you are at risk.
* Inspection Reports for homes larger than 2500 shall be emailed. Inspection Report shall be emailed within 24 hours from the end of the inspections. Provisions shall be established between all parties ( inspector, buyers, sellers, agents) to receive on-site report for larger properties.
